* inspired by house hunting in north florida. they were using all of the sales techniques.

** correction: only buy when you are sure. the only way to be sure... is to view many houses, research the market, live in the area for awhile, compare/contrast, consider the cost, and notice any seller-behaviors that make you feel an "uh, oh." can you think of any other things to look for and guard against?
